Preparation

An appraisal is defined as an opinion of value. While that definition is very simple, the process is a bit more complex than that. The first step in the process is determining the purpose of the appraisal and the type of value required. Our staff will help you understand exactly what you need, and if necessary, we can work with your legal counsel to ensure you get the appropriate appraisal for your specific use. We will then schedule a time that works for you to have one of our appraisers come out and do a full walk through of the inside and outside of your property. This inspection traditionally lasts anywhere from 20 minutes to an hour, depending on the size of the property and if there are any other structures on the site. During the inspection we will need access to all rooms, including basement and attic space. In most cases pictures will be taken of every room. This is done for reference as we complete the report and to prove, in legal situations, that we inspected the property. Rest assured that the photos are not published, and they stay between us and our client only. At the time of inspection, we collect any information you would like us to review. This could include a list of recent improvements made to the property, comparables you would like us to consider, or any other information that you feel is pertinent to completing the appraisal. For non-financing appraisals, this is also when we will collect the appraisal fee. Payment is required prior to us releasing the final report to you.  

Once the inspection is complete, we will begin work on putting the finished report together. We gather current market data, do a thorough search for comparables, and determine what the appropriate adjustments are. When the report is completed, we will deliver the finished product to you via email. One of the most important things to us is that you understand the appraisal and the appraisal process. Be prepared for the appraiser to view all rooms in the property including the basement, attic, and any outbuildings. 

The appraiser will take pictures of all rooms. The pictures are only for the appraiser and the client, they are not published anywhere!

Payment will be accepted at the time of inspection. The final report will not be delivered until payment is received.
