If you hired us directly, we will send you an email with a PDF of your appraisal once it is completed. If we are hired by your lender, they will provide a copy of the appraisal to you. We are not able to provide copies of appraisals to anyone other than our client.
All payment must either be in the form of check or cash. Payment is required at the time of inspection unless the appraisal is for financing purposes or if you made prior arrangements with our office.
NO. When you hire us to complete a private appraisal for divorce, tax assessment appeal, estate, etc. that report can only be used for the designated purpose. Your lender will not accept an appraisal that you had completed for these purposes to assist in a financing transaction. Your lender is required by law to order a new appraisal.
The appraisal we complete for you is not provided to the Tax Assessment Office. Your taxes cannot change just because you had your home appraised. If you sell your home and there are pictures published online the Tax Assessment Office may use those photos to correct the property assessment (appraisal photos are not published online). The only other way property taxes can change is if there is a County wide reassessment, if a building permit is pulled, or if a tax assessment appeal is filed.
No. Our appraisers are looking at the real estate with no value given to personal belongings. Our main concerns are the overall quality and condition of the property, not how clean or well decorated a room is. We are appraising the property as if it is empty of all personal belongings. We do need access to all rooms, and we must be able to see walls, ceilings, floor coverings, etc
The only people that receive a copy of the appraisal are the clients and intended users, which are determined at the time the appraisal is ordered. If a lender hires us that means we can only give a copy of the appraisal to the lender; we are not permitted to provide a copy to anyone else, even the homeowner. Additionally, if you hire us to complete an appraisal for a personal reason you are our sole client, and we will not provide the appraisal report to anyone other than you, unless you give us written permission to do so. In divorce situations when we are only hired by one party, we CANNOT give a copy of the appraisal to the opposing side, however, they may receive a copy through the discovery process (when attorneys share information with each other).
